A 1970s community
The Census Bureau's American Community Survey (2020–2024) counts about 7,240 housing units in Seven Oaks. About 3,370 were built in the 1970s and about 1,980 in the 1960s, so roughly 78 percent of homes predate 1980. About 64 percent are detached single-family houses and about 62 percent are owner-occupied.
That makes Seven Oaks one of the most consistent housing stocks in our area: split-levels, ranches and two-story colonials of the same era, many with original fascia and gutters that have been patched for decades.

St. Andrews Road, Piney Grove Road and I-26
Seven Oaks runs between I-26 and St. Andrews Road, crossed by Piney Grove Road. Lots are wooded, often with pines and oaks over the roof. Many sit on red clay, which is slow to take up water. A downspout that drops water at the corner of a split-level can keep the lower level damp.

On Seven Oaks lots we often pair new gutters with buried drain lines. We connect each downspout to solid pipe, run it downhill to a pop-up emitter or a daylight outlet, and contact SC811 before digging. In heavy clay we keep the pipe sloped steadily so it drains between storms instead of holding water.
Typical Seven Oaks jobs
- Full replacement of original 1970s gutters with seamless 5- or 6-inch gutters.
- Fascia repair on houses with decades of overflow behind the gutters.
- Buried downspout lines through clay to pop-up emitters.
- Guards under pines and oaks.
